Rules for renting office rooms
Features of our service due to the absence of an administrator
Please note the specifics of PsychoPlace before booking.
Our centers do not have a receptionist. Some problems can be solved from a distance, some cannot.
- If you cannot open the lock with your PIN, we will open it remotely.
- If you come to see the rooms before booking, we will open vacant rooms for you remotely.
- If you forget your PIN from the door, call from the number where the booking is made and our system will prompt you for the PIN.
- If other tenants violate the rules, we can give them a preventive talk, fine them, or even terminate their cooperation if you contact us.
And here's what we can't:

If you come to the chosen room at the booked time and someone else is there, the administrator cannot ask the offender to leave the room.
This is because we do not have a receptionist. -
If someone is talking in the office with the door open or in the hallway in a way that you can hear in your office with the door closed, the administrator cannot call the offenders to order.
Because we don't have an administrator. -
If the previous tenant left a mess or even broke something, the administrator cannot clean it up.
Because we don't have an administrator.
All of the above you can do on your own.

We cannot be responsible for the safety of the things you leave in the hallway or in the offices, because we do not have a custody agreement.
Any of our customers can put their belongings in the chest in the corridor or in the office, as well as take something from it. -
We cannot guarantee that the quality and range of office supplies in the offices will be exactly right for you, nor that they will be available. But we do try to make sure they are.
If some items are critical to your work, bring them along! -
We do not provide additional office supplies for an additional fee. You can report a shortage of items that are important to you and we will consider adding additional office equipment.
But it is not possible to change something directly at the time of booking.
There is nowhere and no one to bring it. Because we don't have a receptionist.

Booking rules

The rooms can be rented by the hour or by the day. The minimum booking time is 1 hour.
The booking interval is 30 minutes, i.e. you can book any amount of time for at least an hour, multiple of 30 minutes. - It is not possible to book the same room by the same tenant with a 30-minute window between bookings. You can either book two different rooms or pay for this interval according to the tariff.

Reservations are made through the website by prepaying 100% by any payment method provided on the payment page.
You can pay for each booking by card separately or replenish the internal account.
If you wish, you can link your bank card - to do this you need to check the corresponding item on the payment form (next to the fields for entering bank card data). In this case we do not store card data - this is done on the side of the payment system. Transactions are processed on the side of the bank or NCO. -
If you need to book more than 25 hours for several months in advance, at the customer's request, you can switch to a scheme with the possibility of creating reservations for long-distance terms (from the next month onwards) without immediate prepayment.
In this case, a monthly invoice will be issued for the next month's prepayment.
For example, if you need to book the same time of the same office for two or more months in advance, this format is right for you.
If, however, you simply want to book a certain number of hours within the same month, you don't need this format. Instead, you can top up our internal account to make it more convenient to make a large number of bookings at one time.
In case you only book one month in advance, we will have to take you off the "set-ups" format.
Cancellation policy

Funds will be refunded less actual expenses incurred by us in the following amounts:
100% - if canceled 24 hours or earlier to your card or internal account (your choice);
50% - if canceled 12 hours or earlier to an internal account in the form of non-refundable points;
20% - for cancellations up to the start of the reservation validity period to an internal account in the form of non-refundable points.
The cancellation policy applies regardless of the reasons for which you cancel.
In case of an error within 15 minutes of making a reservation, a 100% refundable cancellation is allowed.
If in a calendar month you cancel more than 20% of your bookings between 48 hours before the booking starts and 24 hours before the booking starts, the time limits in the above cancellation rules are increased by 96 hours during the following calendar month, as follows:
100% - for cancellations 120 hours in advance and earlier to card or internal account (Subtenant's choice);
50% - for cancellations 108 hours in advance and earlier to internal account as non-refundable points;
20% - for cancellations 96 hours in advance and earlier to internal account as non-refundable points;
0% - for cancellations less than 96 hours in advance, no refunds.
Special refund terms apply to "Common Room", "B-9", "U-3" offices:
100% - if canceled 14 days and earlier to the card or to the internal account (at your choice);
80% - if canceled 10 days and earlier to the internal account in the form of non-refundable points;
60% - if canceled 7days and earlier to the internal account in the form of non-refundable points;
40% - if canceled within 3 days and earlier to the internal account in the form of non-refundable points;
0% - if canceled less than 3 days, the funds will not be refunded. -
When canceling a reservation with a refund to the card, we deduct the actual costs incurred by us (payment system fee from 1.8% to 3.5% for bank cards, Apple Pay and Google Pay, and 0.7% for SBP).
We process refunds within 10 business days. After that, the timeframe to credit your card depends on your bank.
Refunds to your internal account are processed instantly and in full. -
Cancellation of your booking is done through the website. To do this, click on the line of your booking on the My Bookings page or in the cabinet schedule and go to cancel your booking.
If you have a link to cancel your booking (from an email or SMS), you can also use it.
Don't be afraid to follow this link: the cancellation will need to be confirmed by clicking on the button on the cancellation page, and only then will the actual cancellation take place.
Rules for postponing the booking time

Rescheduling is possible at any time prior to the start of the booking time and is done via the booking management page.
Rescheduling a reservation is equivalent to canceling it and then booking a new time, except in the case of rescheduling a reservation within a day. If a reservation is rescheduled, the tariff in effect at the time the reservation was created will be used. -
Rescheduling a reservation within a day is done without deducting any part of the amount, even if there are less than 12 hours before the start of the reservation.
Reservations can be transferred within the same day:
within the same office,
within the same center (from one office to another)
and/or within our entire network (from an office in one center to an office in another center).
Rules of access to offices
- Immediately after paying for your first booking, you will be given a PIN-code for access to the offices (4 digits). This PIN code will be valid for all subsequent bookings regardless of the room.

Your PIN code for the electronic lock is valid in the room you have booked. After the end of the time you have paid for, the PIN code expires.
If the room is free after you, your PIN will be valid for another 15 minutes after the end of your booking time in case you need to leave the room to clean up after yourself (e.g. to pour out leftover tea or coffee in the toilet) or in case you forget something in the room.
Rules for the use of rooms during extra time (beyond the pre-booked time)

You may enter the room you have booked without penalty:
10 minutes before the start of your booked time, provided that the scheduled office is free at that time, in which case the PIN code is set 10 minutes before;
2 minutes before the start of the time booked by you, provided that the room is booked by another tenant at that time, in which case the PIN code is set 2 minutes in advance. -
If another tenant has booked the room immediately after you, you must vacate the room at least 2 minutes before the start of the next booking.
The next tenant immediately after you has the right to enter the room 2 minutes before the start of the reservation time! -
In the event that your delay in the office beyond the time you booked prevented the next tenant from entering the office on time, you will be invoiced for compensation for the time lost by the other tenant at the current rate with a coefficient of 10.
In the case of a booking made back-to-back with yours, the delay time of the next tenant starts 2 minutes before the start of his/her time (see rule 13). - In case of repeated violation of the temporary boundaries, which caused inconvenience to other tenants, the administration has the right to refuse further cooperation.
- If you need to stay longer than 5 minutes in the office for work, provided the office is free, you need to extend your booking online on the booking management page.

If the office is free after the time you booked, you can stay in the office with the client for an additional 5 minutes free of charge.
You (i.e. the tenant of the office without the client) can stay in the office for another 10 minutes. We expect that these 10 minutes after the client leaves the office will be enough to make notes on the meeting, if necessary, and to make tea or coffee in a cup, and to clean up after yourself in the office, and, of course, to leisurely dress, put on shoes, not to forget any of your belongings and leave the office.
If during the booking process you realize that you will need more additional time with the client than the free 5 minutes, extend the booking (click on booking in your personal office on the website) for 30 minutes.
If you need more additional time than the free 10-15 minutes to clean up after the appointment, take notes, relax in your office after the appointment, etc., etc., book the additional 30 minutes in advance. -
If the office location building provides for an after-hours exit fee, a BC closing delay fee must be paid if the office is delayed beyond the center's closing time (see the "Payment" page ).
This must be done in advance by extending the reservation for the required duration.
Failure to do so may result in the building being locked overnight with no way to leave until morning.

If for any reason you do not notify about the delay in the office beyond the time booked by you (more than for free 15 minutes), the penalty will be 400 rubles in case of delay in the office not exceeding 30 minutes after the end of the time booked by you, and 2500 rubles in case of delay in the office more than 30 minutes after the end of the time booked by you. To pay the penalty you will be issued an invoice.
In this case, the possibility of booking will be temporarily limited until this invoice is paid.
Rules of conduct on PsychoPlace premises

Smoking is strictly prohibited on the territory of the entire BC, including offices and toilets, including electronic cigarettes, vaporizers, vapes, etc.
The fine for smoking on the territory of the center is 2000 rubles. Also the fine for smoking can be collected by the building administration independently of us. In case of violation of this clause of the rules, we immediately terminate cooperation. - It is prohibited to place any kind of advertising material outside your rented office.
- It is prohibited to replace or hang signs near the offices, or to place your own signs anywhere outside.
- Seating may be provided in the rental center for you and your customers. You can wait for your time on these seats. It is forbidden to sit on the floor.

Observe silence outside the walls of the office. Talking on or off the phone is only allowed inside the office and only when the door is closed or at the exit of the unit in the stairwell.
Talking in the hallway is strictly prohibited! The fine for violating silence in the corridor is 500 rubles.
Do not attempt to enter the PIN code and/or enter the office before your time (see clause 12). If the next tenant complains about disturbances, a similar fine of 500 rubles may be applied.
If this rule is violated twice, we will terminate the cooperation. - No food may be eaten on the floor outside of the office.
- Alcoholic beverages are prohibited in both the offices and the rest of the rental center spaces, and it is prohibited to be in the rental center under the influence of alcohol or drugs.
Rules of behavior in the offices

To avoid being disturbed during reception, we recommend that you set the change plate (if provided) to the "Busy" position before starting work.
Be sure to set the nameplate to the "Free" position when you leave. -
In rental centers that provide shoe covers in the waiting area, it is mandatory to wear them to move around the center.
In offices with carpeting or rugs, you may only walk in a change of shoes, socks or our slippers.
In other rooms, you may only walk in a change of shoes or booties.
In those rental centers where shoe covers and/or slippers are only inside the offices (Bakuninskaya), it is allowed to enter the hallway area of the office in street shoes to change shoes or put on shoe covers. -
The Lessee undertakes to observe fire safety. It is strictly forbidden to use open fire, including candles, scented sticks, matches, fireworks, firecrackers, etc.
If necessary, use battery-operated electric candles, which are available in every classroom. - The use of scented candles and incense is prohibited.

The room after you should remain the same as it was before you.
- Throw away any garbage left behind (disposable cups, napkins, tea and coffee bags, etc.). It is strictly forbidden to throw away cups filled with liquid into a bucket. If you have not finished your tea, coffee or water, before throwing the cup away, pour the remaining liquid into the sink of one of the toilets on the floor.

Ventilate the office, close the windows, turn off the air conditioning and lights.
During the summer, it is acceptable to leave non-roof windows in ventilating mode. -
When disposing of trash, you may not overfill the trash can in the office (the lid should close normally).
If you have a lot of trash, please take it with you. Trash bags are usually kept next to the bucket for this purpose. - Clean up used boards and marker surfaces.
- Return furniture to its proper place if you have moved it.
- Return furnishings to the places where they were at the time of occupancy, except in cases of obvious violations by previous tenants (cushions on the floor, pencils on the chair, etc.).

If you come to an untidy office, please let us know about it by sending a photo of the problem through any communication channel: VKontakte or Telegram chat.
So that you do not have to pay for the real offender, please immediately report the mess, dirt, broken furniture and any other property damage via any communication channel. - If you receive a complaint from the receptionist or the tenant following you about the mess after you in the office, you will be billed for reimbursement for cleaning up after you.
- It is forbidden to make noise in the offices. If you receive a complaint about loud noise from the receptionist or another tenant and you have proof that the said tenant has asked you to keep the noise down, you will be fined.
- In case of repeated violation of any of the rules, the administration has the right to refuse further cooperation.
Rules for renting additional equipment
- Before using the equipment, make sure it is in good working order and notify us of any damage that is material to the use or merchantability of the equipment.

The equipment must be cleaned after use.
Massage tables - wipe down, fold and pack in a case. - Any damage requiring paid repair or replacement of equipment may be charged to the last equipment renter who failed to report problems.

Additional equipment can only be used after a reservation has been made and prepaid.
If the equipment is used without a reservation, you will be billed for its rental with an additional 50 ₽ 50 ₽ manual reservation fee.
If the equipment is used without a reservation and cannot be used by another renter who paid for it, you will be charged a penalty equal to the cost of the reservation of the room for which the other renter ordered the additional equipment, the cost of the equipment reservation and a 50 ₽ fee.
Other conditions

Even if the next tenant wants to enter the office immediately after you, be sure to close the door and make sure the lock is locked.
The next tenant must enter their PIN on the lock themselves.
A fine may be imposed for violating this rule.
In the event that damage or theft of property occurs in the office due to your failure to lock the lock, you will be held responsible as the tenant who failed to comply with the terms of the lease. - You are responsible for ensuring that your clients and anyone you let into the rental center or office by your active actions (by giving your PIN, opening the door, etc.) comply with this Policy.

You are financially responsible for damage to the property and interior of the rental center, either by you or by anyone you let into the rental center or office through your active actions (by giving your PIN, opening the door, etc.).
If you do not lock the door behind you and an unauthorized person enters the rental center or office and damages the property or otherwise worsens the condition of the premises, this rule also applies. - You may not bring any animals (including dogs, cats, amphibians, reptiles, insects, arthropods, fish and others) into the centers and offices.

It is prohibited to take out of the centers office supplies - blank sheets of paper, paper pads, pens, pencils, markers, felt-tip pens, clean flipchart paper, etc., consumables - cream packs, tea bags, coffee capsules, as well as hygiene items - hand cream, thermal water, etc.
You and your guests are free to use all these items inside the centers, unless otherwise provided (payment for additional consumables, e.g. coffee capsules). - The Lessee is independently responsible for the compliance of the activities carried out in the premises with the norms of the Russian legislation and the Civil Code of the Russian Federation.
- In case of unpaid arrears of extra time, penalty or compensation, the administration reserves the right to refuse to cooperate until the arrears are paid in full.
- Any claims and challenges to the fines imposed are accepted only within 10 working days from the date of issuance of the fine. This is due to the objective impossibility of long-term storage of video recordings and other difficulties in restoring the picture of events after a long period of time.

Prices
Our offices have different prices (from 350 to 1000 ₽ per hour) depending on the size, day of the week, time of day and number of visitors. The price table for each office can be found at the bottom of the page with its description.
The price of a particular booking is calculated automatically when the booking is created.
